Maintenance Responsibilities 

Residents shall maintain the interior of units by keeping them neat, sanitary and in good repair, according to Florida statutes. Residents are responsible for pest control inside of the units.

 No storage of boxes or containers outside the units except personal items (folding chairs, table or small size BBQ). Residents are not permitted to dig fire pits, light fireworks or burn any items in the park area. No swimming pool or water slide/toys permitted in the park. 

Residents must be especially diligent about reporting water-related problems before damage occurs to the unit. Residents must reimburse Management on demand, for the cost of any repairs or maintenance to the premises caused by the Resident or Resident's guest's misuse, neglect or deliberate damage. If any fines or health violations occur as a result of resident negligence, the resident is responsible for payment upon receipt of notice. 

All alterations to the interior (including paint) or exterior (including sheds, awnings, decks, fences, sunrooms, etc.) must be approved by management before any work may be done. 

 

Services and Utilities

Residents share the responsibility to maintain utility services in the park. Residents must use with care to avoid water leak and sewer line clogging. All issues need to be reported to the park manager immediately.

The dumpsters are for everyday trash disposal. Special use such as a mattress or larger piece of furniture requires permission from management prior to disposal. It will also incur a fee, based on the item. Residents should refrain from disposing trash in dumpsters when it’s overflowed. Absolutely not permitted, leaving items by the side of the dumpster. Residents are responsible for stopping outsiders from dumping into park dumpster, which may cause extra service fees to be added to park residents. 

The park provides and manage water/trash/sewer services for the residents. The monthly rent includes $50 per month to cover a portion of service and management cost for utilities in the park (The splits are $10 for water, $15 for trash, and $25 for sewer at this time). The portion of service cost that residents are responsible for will be accessed and adjusted as necessary periodically.

Pets

A maximum of two small house pets are permitted, which at maturity must not weigh greater than 20 pounds unless approved by management. All pets must be pre-approved in writing by management. Pet rent will be $25/month for each pet unless specified differently in signed lease agreement. Pets must be confined to the interior of the home when the resident is not present and must be on a leash at all times when outside of your home. Pets are not to be tied and left unattended outside the home. Residents must pick up and dispose of pet's waste.

Vehicles and Vehicle Storage 

Vehicles must be parked in designated areas only. Any damage to park utilities (pipes, drain fields etc.) will be the responsibility of vehicle owner to repair. Residents may park a maximum of two (2) vehicles per site without prior written approval by Management. Unlicensed and non-operational vehicles are not allowed in the Community. With the exception of incidental auto care, repairs are NOT permitted on vehicles, boats, motorcycles, motors, etc. in the Community. Mini-bikes, dirt bikes and ATV's are not allowed in the park. 

Rental, Guests and Occupancy 

The premises are to be used only as a private residence for current Residents listed in the Rental Agreement.

Guests are welcome to visit for up to two nights per month. Prior Management approval is required for guests staying longer than two nights. Guests are bound by the Community Rules. Residents are responsible for any damages caused by their guests. If a guest exceeds the two-day limit without management approval, the rent will increase by $100 immediately. Without management approval of additional guests, the rental agreement may be terminated immediately by management. Occupants above 18 years old will be subject to background and credit check. The limit of people occupying a bedroom is two.

Each rental applicant (18-year or older) will need to fill out the Rental Application, and pay $50 for background and credit check. Once approved, one (1) month security deposit and one (1) last month rent need to be paid before move in. For applicants without background/credit history, up to three (3) month security deposit may be required. If applicants have relatives/friends can act as guarantor, then extra security deposit might be waived if a guarantor form could be signed.

Extended Absences by Resident 

Resident will notify Management in advance if a Resident of a unit will be away from the premises for seven (7) or more consecutive days. During the absence, Management may enter the premises as reasonably necessary to maintain the property and inspect for needed repairs

Disturbances 

Disorderly conduct, abusive language, and noisy disturbances will be considered a violation of the rental agreement and the landlord / tenant ordinances of the County. Violations of this nature will result in terminating tenancy. All Resident or guests of all Residents are bound to these terms. Residents are encouraged to report any violations to park manager immediately. Repeated visits by law enforcement officials will also result in terminating tenancy.

Indemnification/Liability

Management shall not be liable for any damage or injury which is incurred by the Resident or Resident's guests due to accidents, injuries or loss of property caused by vandalism, fire, flood, theft, wind and natural acts beyond its control. Resident agrees to indemnify and hold the Management harmless for and against any and all liability arising from injury during the term of this Agreement to person or property, caused wholly or in part by any act or omission of the Resident or the Resident's guests. Resident agrees to assume the risk of injury to Resident and Resident's family arising from slipping or falling in the common areas such as driveways and sidewalks. Resident acknowledges that Resident is responsible for obtaining renter's insurance to cover the Resident's personal belongings if such coverage is desired. Equipment furnished by the Community is solely for the convenience of the persons using same and should do so at their own risk.

The park rules and regulations are subjected to change and update, in order to keep the park as desirable community to all residents. Residents agree to abide by and comply with all existing and future park rules/agreements. All violations of park rules are subject to fine, and eviction if not corrected promptly
